Stamp Duty Valuations in the Cayman Islands
Independent Valuations for Stamp Duty on Property Transfers
Stamp duty in the Cayman Islands is charged on the value of the property being transferred. Where there is no straightforward sale at an open market price, the value has to be established, and an independent RICS valuation is the clearest way to support the figure you declare.
- RICS Registered Valuer and Chartered Surveyor
- Appointed to the Cayman Islands Government Valuation Panel 2025/2027
- Reports within 2 business days of inspection
When you may need a stamp duty valuation
- Gifts and family transfers, where no price is paid or the price is not the open market value.
- Transfers into or out of a trust.
- Transfers into or out of a company you own.
- Land holding company share transfers, where duty is charged by reference to the property the company owns.
- Transfers between partners or on the break-up of a relationship.
- Assessments you believe are too high, where an independent valuation supports your case.
How we help
Stamp duty is assessed by the Lands & Survey Department. We provide an independent, RICS-compliant valuation of the property at the date of transfer, set out so that it can be submitted with the transfer documents and understood by the assessing officer. Plum is appointed to the Cayman Islands Government Valuation Panel, so we know the standard the Government expects.
We work alongside your attorney, who handles the transfer itself and can advise on any concessions you may qualify for.
How It Works
- Tell us about the property and the transfer
- Fixed fee confirmed in writing
- Inspection of the property
- Research using Land Registry sales evidence
- Independent report you or your attorney can submit with the transfer
Your Valuer: Michael Treacy MRICS
Michael is a Chartered Surveyor and RICS Registered Valuer with 25 years in property, 16 of them in the Cayman Islands. He co-founded Plum in 2018 and also runs development and joint venture projects across Grand Cayman, so his valuations draw on first-hand knowledge of land, build costs and how the market really moves.
Michael carries out Plum’s valuations personally, so the person who inspects your property is the person who signs the report and the person you can call about it.
