Why land needs a specialist eye

No two parcels in Cayman are alike. Value depends on zoning, access, road frontage, water frontage, elevation, shape, easements and what could realistically be built there. A plot that looks cheap per square foot can be worth far more, or far less, once you look at what the planning rules actually allow.

Plum’s founders buy land, take schemes through planning and build in Grand Cayman. That means our land values are grounded in what developers and buyers are really paying, and in what a site can deliver.

What we value

  • Residential lots: canal, beach, ocean view and inland plots.
  • Development land: sites with or without planning, valued on comparable sales and, where needed, a residual valuation of what the site can deliver.
  • Commercial and hotel/tourism land: Neighbourhood Commercial, General Commercial and Hotel/Tourism zones.
  • Subdivisions and parcel splits: the value of the parent parcel and the individual lots.
  • Part parcels: land being split off, swapped or taken for road schemes.

When you need a land valuation

  • Bank finance to buy land or to fund a build.
  • Buying or selling and wanting an independent view of price.
  • Development decisions, such as what to pay for a site or whether to sell or build.
  • Stamp duty, probate, tax or family transfers.
  • Partnership and joint venture contributions of land.

How It Works

Your Valuer: Michael Treacy MRICS

Michael is a Chartered Surveyor and RICS Registered Valuer with 25 years in property, 16 of them in the Cayman Islands. He co-founded Plum in 2018 and also runs development and joint venture projects across Grand Cayman, so his valuations draw on first-hand knowledge of land, build costs and how the market really moves.

Michael carries out Plum’s valuations personally, so the person who inspects your property is the person who signs the report and the person you can call about it.

    Frequently Asked Questions

Mainly by comparison with recent sales of similar land, adjusted for location, size, zoning, access, frontage and shape. For development sites we may also run a residual valuation, which works back from the value of what could be built on the site.

Very much so. Zoning sets what can be built and how densely, so two similar-looking plots in different zones can be worth very different amounts. We check zoning and any planning history as part of every land valuation.

Yes. Plum is on the valuation panel of every Cayman retail bank and is appointed to the Cayman Islands Government Valuation Panel for 2025/2027.

Yes. We can value land as it stands and with the benefit of planning, which is often what a lender or buyer needs to see.
